You need your home to sell for the right price and by the right time. The market has changed dramatically over the years, and our approach to real estate has also changed. It's my job to get your home sold, but also to ensure that you are represented fairly in negotiations, you are able to make informed decisions, and that you are protected from liability by staying compliant with regulations. There's a lot more to real estate than just striking up a conversation or running a showing.

The Pre-Meeting

As soon as you contact me and say you want to sell, one of the first questions I'll ask about is the address. I always do some research into a property's history along with neighbourhood statistics before even meeting a seller client for the first time. Information is everything to me, and I can start gathering it before we even meet face-to-face! 

Judgement Day

A shiny black truck pulls in your driveway. This younger looking guy gets out and knocks at your door. The dog barks and cat gets curious (I love animals, don't worry). The real estate agent is here. When we first meet, I'll do a walkthrough of the property and let you take me on a tour. Chances are I'll be taking notes and scanning the ceiling, walls, and floor. I can learn about our product by conducting a visual inspection for any possible issues that could affect its marketability, or issues that could be a liability. Today's the day we start gathering information. We'll also go into more detail on the services I'll be offering throughout the entire process and sign a representation agreement along with the RECO Information Guide. We may also be talking about buyer services depending on your situation. This day is a long one!

Pre-Listing Time

MLS listings are probably the biggest benefit to using a realtor, and lots of information is available to us through the MLS system. It's how we market the properties to each other! It also allows for everyday people who are shopping for homes on Realtor.ca to view the home on their own. Getting the listing information is a very detailed process and we'll need to get a layout of the entire home, identify any material facts and/or possible latent defects, look into easements, zoning, lot boundaries, taxes, and more on the property. It's taking what we talked about in the first walkthrough and diving into the details and getting proof via documentation and statements. It's critical we be as accurate as possible, ensuring we fulfill our duties in order to protect not just the buyer of your property, but YOU! This is also the time to depersonalize and maybe start packing up anything non-essential to reduce clutter and boost appeal. You may even choose to do subtle improvements, such as a paint job or fixing a squeaky door, if necessary. 

I will personally shoot photos and create other marketing materials to help market your property in the best way possible.

Open for Business

Love it or hate it, showings are part of this process. It can be a bit unnerving to have a stranger coming into your private space. An open house will likely happen a handful of times, but always with supervision from myself or another agent I work with. My role is to make this part of the process as smooth, safe, and stress-free as possible — while protecting your home, your privacy, and your peace of mind

War

A bidding war, that is! It's possible you may receive multiple offers. It's possible you may only receive one or two. Regardless, it's my duty to disclose offers to clients either immediately, or at an agreed-upon date. As my client, you're entitled to my advice around those offers. We don't want to undersell, but we also have to be realistic. While I am there to represent you, the other agent (cooperating agent) is there to represent their buyer. Many conditions/clauses will be added to an offer by the cooperating agent for the benefit of their buyer, but I will also add in any conditions that benefit you. In fighting the battle of real estate, it's my job to coordinate and advise you on all of this as we go and to represent your best interests as we negotiate with buyers.

Offer Accepted

We now enter the conditional period. This is where any conditions/clauses you agreed to as part of the accepted offer are fulfilled. It's my job to help coordinate the process from your side of things. We need to be cooperative with the buyer, who will require access to the property a few times during this phase (it's often for their bank/lender's requirements). We'll also ensure you're moved out by the time the closing date comes around. 

Sold...for real this time.

Closing day is here. You made it. We survived. Your lawyer handles the final pieces (title transfer, disbursements, registry updates), and you’ve officially entered your next chapter and left the key to your old life behind. A door closes, and another door opens. You've moved out into a new place by now. That being said, I'm always around for any real estate inquiries you may have.
