You'll receive a buyer's guide, the RECO Info Guide, and our formal representation agreement with a full explanation before I even let you sign anything! When it comes time to make offers, I'll ensure you know what your options are, and what you've actually offered in the first place.

Signed clients get access to automated listing alerts for a set of criteria. To set it up most effectively, I have clients rate priorities from 1-5. This helps to determine the best way to stockpile the results in a way that not only narrows the results down, but also gathers every listing that could fit your lifestyle as it comes onto the market.

Showings Coordination

I schedule and accompany all clients to every showing, every time. I gather tonnes of information around your likes/dislikes, and can use this to refine the search. I'll try to group showings so that you can move on with your life, and I'll get a general sense of your availability on our initial consultation.

I negotiate hard and, in doing so, could get you a major win. But negotiation is also what protects you from liabilities and losses. Your home is the biggest asset you'll likely ever have. The equity it generates goes towards building wealth you can retire on. You deserve representation that reflects this, not just formal representation on paper.

Don't "represent" yourself

A REALTOR® helps their client to avoid liabilities and losses. 

Do you understand the risks associated with knob-and-tube or aluminum wiring beyond just the safety issues alone? Perhaps you buy a home featuring an unpermitted basement unit without realizing it?  Maybe you didn’t realize how much of a hassle that underground fuel tank on a rural property would be? Maybe you intended to create a multiplex in an area where zoning prohibits it? Perhaps there’s a special assessment on that condo you’re buying? Maybe you lose out on a great opportunity because you weren’t aware of what IS possible with a property. How will you get out of a deal if you suddenly can't obtain financing?  Many risks can be mitigated through using a REALTOR® and their web of third-party professionals such as lawyers or inspectors.​

By choosing to go solo, you’re increasing the risk of personal liability and financial loss, potentially amounting to thousands of dollars in damages.

 

Not to mention how the seller’s side are most often paying for a buyer agent’s commissions anyway (with the buyer only paying if the sellers do not). Being an unrepresented buyer just doesn’t make sense.

  • A buyer (defendant) agreed to purchase a property in Vaughan for $1,167,000 from a seller (plaintiff)

  • The buyer discovered damage caused by a prior flood, the sellers acknowledged the flood, and even that they did not get permits for the completed repairs

  • The buyer’s mortgage financing fell short by $200,000 as a result of the drop in the market at that time

  • The buyer ended up not raising the issue of the prior flood again until the day before closing, and demanded either the cancellation of the transaction, or a reduction in price to $999,000 with a two-month extension of the closing date

  • The sellers were forced to re-list and sell at a lower price

 

The buyer was sued and forced to pay the sellers $306,130.54​​

A REALTOR® could have...

 

Recommended inspection and financing conditions for their clients to consider (it could’ve allowed the buyer a clean exit in this case!)

 

Helped their buyer client avoid offering above market value. At the end of the day, why would you want to pay more even if you could get the financing? 

Don't lose negotiating power

The seller likely already has a REALTOR® representing them

If you’re unrepresented, it’s important to remember that the other side probably does have a REALTOR® representing them. As an unrepresented buyer, you’ll likely be speaking with the seller’s agent rather than that seller directly. Anything you say to the seller’s REALTOR® can/will be shared back to their client, the seller. This includes if you mention your budget, motivations, concerns, and more. In negotiations, this lack of representation with a skilled negotiator on the other side will put you at a severe disadvantage. The duties of a REALTOR® are owed to their client, not you. And anything they tell you is in service to their client, not you.

Never alone

Every REALTOR® will have support of their brokerage and brokerage’s management, not to mention an array of professionals within their reach including mortgage brokers, lawyers, and inspectors. None of us know everything as much as I try. It’s why I joined REMAX Niagara - one of two brokerages forming the partnership of REMAX Escarpment Niagara! We have a variety of agents and a variety of knowledge. If I don’t know, the chances are pretty high that I’ll find somebody who does know. The training that every REMAX Escarpment or REMAX Niagara agent gets is a bonus too.
