Whether it's your first home, a relocation, or a change of pace, buying real estate should feel exciting — even if it’s also a bit overwhelming. It’s my job to protect and guide you through every step of the process with strategy, honesty, and support. You make the calls, I give the advice.

The Initial Consultation

Before we ever step into a home, we talk. We’ll go over what you're looking for — the who, what, where, when, why, and how. Lifestyle, timelines, dealbreakers, goals — I want to understand the full picture so we’re not wasting time or energy. This is also when we start talking about the F  word.

Financing

While I have financial knowledge, it’s my duty to refer to third party professionals, such as mortgage brokers, who can arrange for financing in the first place. I tend to do this early and strongly advise clients to seek a pre-approval as soon as they can. It's not actually as scary as it seems, and you may even be surprised at what you can afford! A pre-approval helps determine what you can afford and is a big part in determining your overall budget, along with estimating closing costs and deposit amounts. It’s better to know what you can afford before we start searching. I’d hate to get you excited for a property just to be denied the ability to pay for it.

The Hunt

This is the fun part! Based on your needs, wants, goals and budget, I’ll present various options. We discuss the pros and cons of each, keep some on our list, and toss others that don't meet your criteria. I’ll coordinate showings, track open houses, and refine our search with your feedback from each visit. Even if a home isn’t perfect, we’ll talk about what could be done to make it yours while still staying within your overall budget. I prioritize precision over pressure, and I take pride in representing my client’s best interests at all times.

The Offer

Using market data, I’ll guide you on offer price, timing, and key conditions (like inspections or financing). Every offer is strategic — we won’t overpay, but we won’t undercut and lose it either. We also want to make sure the offer includes various conditions and clauses to protect you from being locked into what we may later discover is a bad deal! Yet, at the same time, we have to avoid being paranoid and stick to facts and data. This stage is where my skills in negotiation and fact finding can be very beneficial to you.


Offer Accepted!

It's not over yet. This is the phase where conditions we negotiated are fulfilled. I’ll help coordinate inspections, appraisals, insurance, and anything else the lender requires, or that we required on our own. I’ll stay on top of the paperwork, timelines, and communication. Your lawyer handles title transfer and legal due diligence — but I stay looped in the whole way.

Case Closed

Once the conditions are met, it’s time to grab some wine in a true Niagara fashion and celebrate. Your lawyer will finalize the paperwork and arrange for the key release. I’ll walk you through what to expect, and I’ll be there on your final walk-through to make sure everything is as agreed. Even after you’ve moved in and the deal closes, I’m still your go-to for questions, referrals, and advice!
